Minnesota Furnace Repair Help: Energy Assistance, the Cold Weather Rule, and Your Options This Winter

The quote came back, and it is more than you have

It usually happens on the first cold night. The furnace will not start, or it starts and shuts off, and the person who comes out hands you a number you do not have. In Minnesota, in October, that is not a problem you can put off until spring.

Here is what is actually available, in the order worth trying it.

First, the part that cannot wait

If you ever smell gas, or a carbon monoxide alarm goes off, get everyone out of the house first and call your gas utility or 911 from outside. Every other decision in this article can wait a day. That one cannot.

Help that exists for exactly this

Minnesota's Energy Assistance Program helps both renters and homeowners with home energy costs, and for eligible homeowners it can include repair or replacement of a broken furnace. It is based on income and household size, and more people qualify than expect to. You can check at mn.gov/energyassistance or call 1-800-657-3710, and a local service provider will take it from there.

If you are anywhere near the line, apply. The worst outcome is a no.

What the Cold Weather Rule does, and what it does not

From October 1 to April 30, Minnesota's Cold Weather Rule protects homes from having electric or natural gas service shut off, as long as you make and keep a payment plan with your utility. Every natural gas and electric utility in the state has to offer it.

Two things it does not do. It does not erase what you owe; the bill is still the bill. And it does not cover delivered fuels, so if your home heats with propane, fuel oil or wood, it does not apply to you, and talking to your supplier early matters more.

Get a second quote before you decide anything

A furnace quote is a professional opinion, not a verdict. Ask whether the unit can be repaired rather than replaced, what the repair would buy you in years, and get a second quote before you commit to either. The difference between two honest contractors is often larger than people expect.

When the furnace is not really the problem

Sometimes the furnace is the first thing to fail in a house where several things are due at once. The plumbing, the roof, the water heater, the windows. If you add it all up and the honest total is more than you can put into the house, fixing the furnace only buys you until the next repair.

That is the situation where some owners decide to sell the house as it is, before winter does more damage, rather than fund repairs they will not get back. Selling as-is means you do not fix anything first. The buyer prices the condition in, and you move on with whatever the house is worth today.

An empty house in a Minnesota winter is its own risk, too. Pipes freeze, and a small problem becomes a large one fast. If the house is vacant, or about to be, that clock is already running.

What we would tell you if you called us

We buy houses in Minnesota as-is, and we will not pretend otherwise. But the first steps have nothing to do with us.

Make sure everyone is safe. Then apply for Energy Assistance, because help with the furnace may be closer than you think. Set up a Cold Weather Rule payment plan if your bills are behind. Get a second quote.

If, after all of that, the numbers still say the house needs more than you can put into it, we will give you a straight answer on what it would sell for as it stands, with no pressure and no obligation, and you are free to do nothing with it.
